The tax is calculated at 3.09% of the taxable value of the property. In financial terms, there is a concept known as the &#8220;objective value.&#8221; This determines the value of the property based on its size, location, and technical specifications. Tax is applied based on the objective value instead of the purchase price when the objective value is higher than the purchase price. Additionally, large investment properties can be transferred through a share deal, which does not involve real estate transfer tax.<\/p>\r\n<p style=\"text-align: left;\">There have been several changes in government VAT (Value Added Tax) rates. Previously, new properties were subject to a 24% VAT rate. However, the government has recently changed this policy. New properties will be exempt from VAT for three years starting from 2019.<\/p>\r\n<p style=\"text-align: left;\">Annual Property Taxes:<\/p>\r\n<p style=\"text-align: left;\">ENFIA:<\/p>\r\n<p style=\"text-align: left;\">ENFIA is the Unified Property Tax. Property owners in Greece are required to pay this tax annually. ENFIA can be paid in five monthly installments between September and January or as a one-time payment. On January 1st of each year, ENFIA uses the objective property value as the tax base, which is assessed by the tax authorities. ENFIA has two different tax amounts. This tax cost ranges between \u20ac100-\u20ac200 for properties approximately between 40-90 square meters.<\/p>\r\n<p style=\"text-align: left;\">Capital Gains Tax:<\/p>\r\n<p style=\"text-align: left;\">If you sell a property within five years of ownership, you must pay a 15% tax on any profit you earn. However, you will not be taxed on profits from a property if you have owned it for more than five years. You should also know that if you live in another country, that country may have higher capital gains tax rates.<\/p>\r\n<p style=\"text-align: left;\">Exit Tax:<\/p>\r\n<p style=\"text-align: left;\">If a company sells its real estate property, the profit from the sale is considered part of the company\u2019s taxable profits. This means it is taxed according to the standard corporate income tax rate. However, share transactions are the most common exit strategy. Greek entities are subject to a 29% income tax on the transfer of unlisted shares in Greek companies.<\/p>\r\n<p style=\"text-align: left;\">In Greece, two categories of investors are not required to pay capital gains tax on the sale of shares in Greek or foreign companies holding real estate assets.
